These days it seems to be a catch 22 that homeowners insurance is more important than ever when people have less money than ever to pay for things that they may start to consider as ‘luxury’.

But never forget that homeowners insurance is not some sort of extra that you can choose to have or not, but instead could save everything that you have worked for in your life.

In these times of changing weather patterns, whether it be global warming or not, with storms of all categories, earthquakes and other natural disaster, as well as the fact that thousands of homes are destroyed by fire every year (and people killed or injured), you really can’t afford to be without homeowners insurance.

However, if you do need to cut down on costs then you should look around for a competitive quote to compare to your current insurance. You can also call your current insurance company and see if they can reduce your premium for you by taking out some of the extras that may not be necessary and perhaps increasing your deductible. They may also be able to give you some other advice on reducing your homeowners insurance by making your home a ‘safer bet’ to insure by for example, adding window locks or installing a burglar alarm.

Any good insurance company should be able to help you with saving costs on your homeowners insurance, so if yours does not then be sure to look around for one that will help you, but whatever happens, try and make sure you keep up with your premiums.

Homes for Sale – Low Mortgage Rates

In the last 3 months in the US, the mortgage rates have continued to drop amid the tough economic conditions. Through this there are still plenty of homes for sale – particularly new homes which have struggled to find buyers who are often looking for foreclosure bargains, of which there are many.

The other problem facing homebuyers, even when they find plenty of homes for sale that suit them, is that they are struggling to be able to get a mortgage. With 15 year fixed rates under 4% the mortgage rates are looking good but many lenders have made it harder for the buyers to be able to satisfy lending conditions after the fallout from a few years ago when so many people defaulted on their loan payments.

Mortgage lenders are looking for larger downpayments and have stricter lending criteria, while homeowners who want to move are struggling to sell their own properties. It is difficult to tell when the problems in the property market will end and things start to look up – certainly right now the economic situation in the US does not look like it is going to improve overnight.

So if you are one of the lucky ones who is able to get finance in these times of low mortgage rates, and you can find the right property, then this could be the time for you to move.

House For Rent by Owner

There are a number of reasons that you may want to rent your house out in the current economic climate. Perhaps you actually want to sell your home but you are not able to, perhaps you need to downsize and the way to do it is to put up your house for rent and rent a smaller house or an apartment until things pick up. Or maybe you just need to rent your house out and go and live with relatives or friends until you get a new job.

Whatever the reason, increasing numbers of people are putting up their house to rent by themselves. If they need the maximum return from their rental property then it seems necessary to cut out the middle man and save on some extra fees.

Sometimes doing this can indeed save you some money but you need to think it through, do your homework and not cut any corners. If you are going to cut out the management company then you need to make sure you do the following:

  • know the correct rental value of your house
  • make sure your house is in a good condition to get the best rental price
  • know the best place to advertise for tenants
  • make sure that you have a proper and legal lease agreement
  • ensure your home is fully insured for renting
  • do background checks on potential renters
  • make sure that the rent you will get will cover your costs
This is not an exhaustive list and you can still run into trouble if you put up your house to rent on your own without a property management company, but if you take the necessary steps then you will be much more likely to have a good experience in renting out your own home.
There are websites where you can list your home for rent or else you can use local classified ads or even use word of mouth around your town to get a tenant. More people are looking to rent these days due to the financial climate so as long as you set the rent at the right level then you should be able to find a tenant.

Photoshop Photo Editor

Photoshop is probably one of the best known, if not the best, photo editors that you can buy. However, the one drawback to Photoshop is that it is expensive. There is a reason for photoshop being expensive and that is because of the extensive things that you can do with this kind of technology.

However, if you just want a simple photo editing software solution then there are other options apart from Photoshop that will not cost you as much and some of which are actually free.

Free photo editing software. Two of the most popular photo editing software suites are Picasa  (which is designed by Google) and Microsoft Photo Editor. Both have their advantages over the other and in tandem can provide a lot of the functionality that you need.  if you do not need complex software to adjust curves and balance then you might well be advised to just use free photo editing software.

With Picasa you can crop images, change the contrast and color balance as well as add various effects to your images like graduated tints and changing the image to black and white. You can also add text and straighten the image if it is not quite straight when you took it.

Microsoft Photo Editor is good for resizing your image if you want to change the size as you can pick exactly what proportions you want your image to be.

So if you are thinking of buying Photoshop then it is worth thinking about exactly what you want to do with your photos and if free software can do this for you. Getting Screenshots in Picasa

When you want to take a screenshot for whatever the reason, one of the easiest ways to do it or to actually edit the screenshot is by using Picasa, the photo editing software from Google. There is a whole lot of changes that you can do in Picasa to enhance your images or just to change them a bit and the software is free.

So, to get your screenshot in Picasa there is one essential thing that you must do. To get the screenshot you would normally just click on the print screen button on your keyboard (located between the keys and the numbers on a standard keyboard or often to the right of the function keys on a laptop keyboard), however to get a Piacasa screenshot you actually need to have Picasa open before doing so.

Once Picasa is open then you can flick back to the page that you want to get a screenshot of and hit the print screen button. Immediately that you do this you will see the pop-over appear in the bottom right corner of your screen that shoes that picasa has another image loaded. If you click on this image as it pops over it will take you straight to the screenshot, or, if you are not quick enough then you can go to picasa and in the search bar enter ‘Screen Captures’. This will take you to the screenshots that you have taken so that you can edit them.

Screenshots in Picasa are initially saved as bitmap files but you can crop and change them and then export them as jpgs without leaving Picasa.
